Is Hawaii Real Estate Seasonal

During the year that I lived in Texas and sold Real Estate with Coldwell Banker Patterson I learned that there was a definite season to buy and sell:  summer.  People were very motivated to move before school started and very few sales happened during the Fall and Winter months.  My co-workers were surprised that in Hawaii there is no usual real estate season.  However, we do have several different busy seasons for real estate on Oahu.

The first, and one of my favorites, is Waikiki winter season.  This is when the snowbirds, investors, and many Japanese visitors come to Waikiki to enjoy a holiday vacation and purchase a condo.  While agents on the mainland have time to spare I am usually running around in Waikiki showing property and writing offers. 
Winter is also a good time for the North Shore because it brings the big waves, surfers and those who are hoping to find a second home near the surf. 
Spring is also busy in all areas of the island.  Hawaii has a large military population and they are usually receiving orders for their next duty station during the spring.  We have people that need to buy and sell and they have a limited time to make it happen.  Since I am the wife of a retired Marine, and a certified Military Relocation Professional, I can get the job done for them with the least amount of stress possible.
The summer months are when most of our Hawaii residents who have been thinking of selling and upsizing, or downsizing, will do so.  This part of my business coincides with what mainland agents experience regularly.
Historically, mid-August through mid-November has been the slowest part of the year.  This is when I take care of the things I don't have time for when I am busy with clients.  In a way it is nice to have a few slow weeks or these things would never get done.
The great thing about selling real estate on Oahu is that whether it is Winter, Spring or Summer there are always people who need real estate services.
