The List

When seller's first contact me about selling their home they probably expect me to come over and do a presentation and leave them with all kinds of information.  I do.  But, I also leave them with something we end up referring to as "The List".  (Music of doom should play here).  "The List" is a to-do list of everything that needs to be repaired, painted, replaced, touched up, stored, and cleaned up before we can take photos or show the property.  It can sometimes add up to several weeks worth of work and some money spent but here is why it is worth doing.

The large majority of buyers do not want to imagine what a house will look like when it is decluttered, they need to see it that way.  Very few buyers want to purchase a home only to have to touch up the paint, replace carpet, make repairs, etc., prior to moving in.  If your home is not in its top condition buyers' will mentally start deducting from your asking price; and they usually deduct more than it would cost the seller to do the job. 
If a seller balks at the list then I give them the option of pricing just below market or completing the list and price slightly above.  Our market in Hawaii is on the upswing so a smart seller will invest some elbow grease and a bit of cash to take advantage of the current market conditions. 
In other words if your home is not in excellent condition you are leaving money on the table.
